No. Builders often attach incentives to their in house lender, and sometimes that package genuinely wins. But the only way to know is to price the incentive against outside financing on the same house. We run both side by side, including jumbo options at these price points, and tell you which one actually costs less over the years you plan to own the home. Sometimes the answer is the builder's lender, and we will say so.
Yes, and it costs you nothing in most cases because the builder pays the buyer's agent. The sales office works for the builder. Your agent reviews the contract, negotiates upgrades and closing costs, tracks construction milestones, and brings an independent inspector before drywall and at completion. We do this constantly and know which Houston builders negotiate and where.
It varies widely by area and finish level, from the high $200s per square foot in suburban master planned communities to $400 and beyond for custom close in builds. Lot value drives much of the difference.
