It takes more care, not less possibility. Lenders look at how much of the appraised value sits in the land versus the improvements, and properties where land dominates can fall outside standard guidelines. Wells, septic systems, and income producing use also come into underwriting. We match acreage properties to lenders who handle them routinely, so the loan is structured right the first time instead of falling apart in underwriting.
An ag exemption (technically an agricultural appraisal) taxes qualifying land on its productive value instead of market value, which can cut the land portion of the tax bill dramatically. It attaches to the land's use, so a buyer can generally keep it by continuing the qualifying use and filing with the county appraisal district. Losing it can also trigger rollback taxes, so we check the exemption status and the rollback exposure on any acreage property before you offer.
Closer than most buyers expect. Harris County still has acreage pockets in Cypress, Tomball, Huffman, and along the county edges, typically 30 to 45 minutes from downtown.
