Most pricing advice stops at "we use data." Here is the real thing. These are closed sales from Fondren Southwest Northfield in 2026, every one of them between 2,100 and 2,900 square feet, which is about as close to a controlled experiment as this neighborhood offers.

Three houses within 47 square feet of each other sold for $480,000, $340,000 and $335,000. That is $118 to $172 a square foot on the same floor plans. Square footage is not what sets your price here. Condition does, and so does where you start.
Look at the two that started high. Kitty Brook opened at $419,500 and took 79 days to close at $340,000. Braes Forest opened at $325,000 and sold above asking in 5 days. The house that priced to the market beat the house that priced to a hope, and it beat it by 74 days.
The two listings sitting past 100 days are the argument. An asking price the comps do not support does not get you more money. It gets you a longer wait and then a price cut anyway.
So your review shows you the closed sales we used, the ones we threw out and why, what is active against you, and the range those support. If that number is lower than you hoped, you hear it before the sign goes in the yard.

The highest number on the page is not always the strongest offer. On a financed offer Ben Helstein, a licensed mortgage loan originator, reviews the financing terms and the pre approval submitted with it. He points out the conditions the letter still names, the financing and closing deadlines, where appraisal risk sits at that price, what a requested seller credit does to your net proceeds, and which questions are worth putting to the buyer's lender through the buyer's agent.
He cannot confirm another lender's approval and cannot guarantee that a buyer closes. No buyer is asked to finance through us, and an offer does not become better because it brings us a mortgage. Buyers are free to choose their lender.
