Who This Financing Fits

This financing fits builders constructing homes for sale, developers preparing property for an income producing use and investors acquiring or improving commercial assets. The starting point is the business plan: what you are buying or building, who will own it and how the debt will be repaid.

A consumer building a primary residence belongs in a different financing process, even if the project uses a general contractor or involves extensive construction. Putting title in an entity does not, by itself, establish a business purpose. Intended occupancy and use need to be clear before a file goes further.

A review looks at the borrowing entity, ownership, relevant project experience, financial capacity and property. For construction, the budget, contractor, plans, permits and schedule matter together. Lenders commonly expect the builder to have real money in the deal and enough liquidity to handle costs that arrive before reimbursement.

The repayment plan helps determine the structure. A sale, a refinance after lease up and repayment from ongoing property income require different support. Construction proceeds may be released through draws tied to completed work and inspections. Recourse, reserves, release provisions and extension conditions also need attention before you judge an option.

What Commonly Slows a Deal Down

Files often stall when the budget and plans describe different scopes, ownership is unresolved or the permit timeline rests on assumptions. Site issues can take longer to sort out than the financing itself. Access, utilities, drainage, zoning and environmental questions should surface early enough to assess their effect on the schedule.

Another common problem is a repayment plan that depends on unsupported sale prices, rents or completion dates. Existing debt, title exceptions and incomplete contractor information can also delay review. A signed purchase contract with a short closing deadline does not remove those requirements, so disclose deadlines and unresolved items at the outset.

Documents for a First Review

Start with a project summary, property address, requested financing purpose and current timeline. Include the purchase contract or existing debt information, an itemized budget and whatever plans and approvals are available. If something is preliminary, label it that way. A useful first package distinguishes documented facts from estimates and pending decisions.

Have entity and ownership records, a relevant project history and current financial information ready as well. Income producing properties usually need operating statements, leases and a rent roll. Construction files need contractor information and a schedule. The document list below is a starting point; the property and proposed structure determine what else is needed.

What should I compare besides the payment?

Look at the cash you must contribute, when construction funds are released, required reserves, recourse and the conditions for repayment or extension. For a project with multiple properties, ask how individual releases work. A structure needs to fit your construction schedule and repayment plan, including the possibility that completion, sales or leasing take longer than expected.
