Once the loan amount passes the conforming limit for Harris County, the mortgage is a jumbo loan, and most homes on this page price into that range unless you are making a very large down payment. Jumbo lenders look harder at reserves, income documentation, and the appraisal, and terms vary between lenders far more than they do on conforming loans.
