Often, yes. Programs like TSAHC work on new builds the same way they work on resales, as long as the price and your income fit the program limits and the loan is originated by a participating lender. Builder in house lenders do not always offer these programs, which is one more reason to compare an outside loan before signing. Yes, absolutely. New homes come with warranties, but warranties only cover what someone notices and reports. We bring an independent inspector before drywall goes up when possible and again before closing, because builder punch lists get fixed quickly while the builder still needs your signature. Skipping inspection on a new build is a common and completely avoidable mistake.
