Why Quick Move-In Homes Are Different
A quick move-in home (builders also call them spec homes or inventory homes) is already built or weeks from completion. The design selections are made, the price is set, and the builder would rather sell it this quarter than carry it. That combination is exactly where having your own negotiator matters most: completed inventory is where builders most often move on closing cost credits, rate buydown contributions, and design credits, because every month a finished home sits costs them money.
The One Rule That Costs Buyers Their Representation
Builder sales offices are staffed by sharp, friendly people. They also work for the builder. That is their job, and they are good at it.
Here is the part most buyers learn too late: most builders only recognize your agent if your agent walks in with you on the first visit. Tour alone on a Saturday, sign the visitor sheet, and many builders will refuse to recognize your agent afterward. The builder’s price does not change either way, so touring unrepresented saves you nothing and costs you your own advocate.
