- Weekly screen. Every matching new listing with stated or estimated cap, links, and our read. You reply to the ones you want to see.
- Underwrite before the offer. Rent roll, T12, taxes at the post sale assessment, insurance quote, and deferred maintenance. The estimate becomes a real number.
- Offer and contract. Negotiated terms, inspection and financing periods sized to the actual lender timeline, title with a Texas company we work with weekly.
- Financing and closing. The loan is placed by the same broker on the same calendar as the contract, so the closing date holds.

Yes. Several current clients are out of state or in Canada. Everything runs by email, video walkthroughs, and e signature: the weekly screened list, the offer, inspections with our local vendors, and closing with a Texas title company. We tour the property for you and send video.
How is InSync paid on a commercial purchase?
On most listed commercial properties the seller's broker shares a co op commission, so buyer representation costs you nothing out of pocket. Where a seller offers no co op, we agree a fee in writing before you write an offer. If we also place the loan, the financing fee is disclosed separately on the loan estimate. You always see both numbers before you commit.
Can you tell me the cap rate when the listing does not publish one?
We estimate it. Our weekly screen pulls the zip code's median closed apartment lease from the MLS, applies a vacancy and operating expense allowance, and divides by the asking price. Estimates are labeled as estimates and are used for ranking, never for offers. Before you offer we replace the estimate with the seller's rent roll and twelve months of expenses.
