Why a dual licensed broker matters

How it works

What is a broker price opinion (BPO)?
A broker price opinion is a written estimate of a property's probable selling price prepared by a licensed real estate broker. It is built from recent comparable sales, active competition, condition, and local market trends, and it is delivered as a concise report. Lenders, servicers, attorneys, and investors order BPOs when they need a defensible number quickly and at a fraction of the cost of a full appraisal.
How is a BPO different from an appraisal?
An appraisal is prepared by a state licensed or certified appraiser under USPAP and is required for most mortgage originations. A BPO is prepared by a licensed broker and is used where an appraisal is not required: portfolio reviews, default servicing, estate and legal matters, and acquisition screening. Every InSync BPO carries the disclosure required by Texas Occupations Code Section 1101.4525 stating that it is not an appraisal.
Do you prepare commercial broker opinions of value?
Yes. For commercial property the deliverable is usually called a broker opinion of value (BOV). We prepare BOVs on small commercial, multifamily, mixed use, and land in the Houston metro using comparable sales, income indicators where rent data exists, and current listing competition.
Who orders BPOs?
Banks, credit unions, and loan servicers ordering value checks on collateral or REO; attorneys and executors handling estate, probate, or divorce matters; CPAs needing a supportable value for tax purposes; and investors screening acquisitions or planning dispositions. Homeowners also order them ahead of a sale when they want a broker's number without a listing commitment.
How much does a BPO cost?

How fast is turnaround?
Most residential BPOs are delivered within a few business days of access or drive by. Commercial BOVs take longer depending on rent and expense data availability. Rush requests are accommodated when the schedule allows.
Do you offer interior and exterior BPOs?
Both. An exterior (drive by) BPO relies on street observation, photos, and records. An interior BPO adds a walkthrough, which tightens the condition assessment and the final number. We recommend interior scope for estate, legal, and pre listing work, and exterior scope for portfolio monitoring.
