Quick answers

Is this W-2 or 1099?
1099 independent contractor. You keep a higher share of origination, set your own hours, and control your own P&L. You are responsible for self-employment taxes and benefits.
Do I need to be NMLS-licensed?
Yes. Texas SAFE Act requires 1099 loan originators to be licensed RMLOs sponsored by the company. You must have an active NMLS ID with Texas state authority, or be eligible and willing to transfer. We sponsor your license through InSync Loans, NMLS #1829321, and handle the filing on our end.
How does the split actually work?
You keep up to 80% of broker compensation on the loan. A flat $995 per-file fee covers processing, compliance, and ops. You are paid on funding, not on application. Top producers can negotiate a higher split.
Where do leads come from?
Three sources. (1) Inbound from our site, which ranks in Houston for FHA, VA, Jumbo, Bank Statement, DSCR, Construction, TSAHC, and dozens of other loan search terms. (2) Referrals from our in-house real estate team. (3) Your own sphere. You keep 100% of the leads you bring in, at the same split structure.
Do I have to be in Houston?
No. Originators licensed in Texas can work remotely from anywhere in the state. Our Houston office at 10101 Fondren, Suite 575 is available for client meetings, team workdays, or just a coffee and a quiet corner.
What products can I offer?
Full agency (FHA, VA, USDA, Conventional, Jumbo) plus Non-QM (Bank Statement, DSCR, ITIN, Foreign National, Asset Depletion, P&L), Construction-to-Perm, HELOCs, and TSAHC down payment assistance. Because we are a broker, you shop every active wholesale lender, not a single bank's rate sheet.
How do you handle leads between LOs?
Company-sourced leads are assigned based on availability, product fit, and response speed. No shared-lead chaos. If two LOs are online, the one who picks up fastest gets the assignment. Your own leads are always yours.
Is there a minimum volume requirement?
No quota, but we expect originators to close at least one loan per quarter to keep sponsorship active. That's a low bar that protects licensing and keeps the team serious.
